You have made the decision to sell your property and you would like to sell it quickly for the right market price.
There are few key issues that you should consider that will improve your chances of a quick and successful sale.

Don’t leave any DIY jobs unfinished. This can be really off putting to a potential buyer. Furthermore, if your buyer instructs a full survey or a Home buyers Report all these things will be noted and you may be asked to reduce your price accordingly.

Keep your property as tidy as you can. Do not leave personal belongings where they can be seen. No one expects your property to look like a show home but they will expect you to have made an effort to show it to its full potential, especially if you are asking top price for it. It's especially important to pack away your 'collections' or hobbies. This will also help you to 'mentally prepare' for the move.

It is especially important to keep bathroom clean. A new shower curtain and fresh towels will go a long way as will ditching the curled up toothpaste tube and the sliver of soap

If you decide to decorate before you sell, paint the walls with warm neutral colours; creams, peaches and beiges all work well for carpets and walls. If you need to use something brighter, add some subtle co-ordination with accessories that you can take with you, rather than big bold splashes of colour.

The listing contract is a personal service contract between you and us, as a licensed real estate broker. This contract authorizes us to act as your agent by finding someone to buy your house. Disclosures
The law requires that you disclose to prospective buyers any information you have that materially affects your properties value or desirability. This disclosure must cover facts that you, as an owner, are expected to know about your property and the neighbourhood that could not be known by the buyer.
