non essential items or expensive furniture. If you have purchased
property on a buy to let basis, it is important to concentrate on
essential items which are hard wearing, practicable and easily
replaced.
This does not mean you have to forfeit design, elegance or
ambience.
We will furnish your apartment with expertise
and style, with vibrant sumptuousness or simple elegance.
In this busy, modern world, you need to
consider work, rest and play.
Space is often limited and you need to consider
storage, an office area as well as lounge and bedroom. Space can be
utilized, and with the right colour and design a studio apartment
can be seen as quite spacious and chic.
It is possible to purchase a furniture package
of essentials for any size apartment. This is an easy way to
furnish a property quickly and cost effectively. You should however
consider the possibility that you may not like everything that is
provided and chances are, neither will your tenant.
You are individual with your own tastes and
preferences. You will be looking for a tenant who is like minded
and will probably have similar tastes, so why take a chance. The
furniture that you place into your apartment will attract people
that you will like and with the right tone and style, you will
accomplish finding the right person to live in your property.
We like to do things differently and do not
arrive with tape measure and note pad. Our aim is to get to know
you, your likes, dislikes and dreams. We are passionate about
getting things right and pride ourselves on giving you the care and
attention you deserve.
Progress Stage
We estimate 2-3
weeks from initial consultation to completion.
Initial
meeting with one of our representatives and viewing of the property.
This can take up to 2 hours, during which time, style, colour, and budget
is
discussed.
A pre-contract is then signed, giving us permission to enter your property
to take measurements.
A detailed quotation is prepared, together
with a full list of essentials, fabrics; pictures;
mirrors; shades etc. We try to keep our costs
within your budget but this of course cannot be guaranteed.
If approved, the
contract is signed by both parties and 75% of the quotation is paid to
Hive Real Estate prior to the goods being ordered.
The shopping is normally carried
out in Budapest. If specific items need to be purchased from other Countries,
this will be discussed prior to ordering and the
costs will be kept to a minimum.
Delivery can take several days and waiting time
is included. Once delivered, every item is fully
inspected and any faults or mistakes will be rectified by us.
Furniture erected and placed, lights fitted, pictures and mirrors hung.
Any paint work or other remedial damage during this work, will be repaired by
us, to the same original standard.
Cleaning, rubbish
disposal and preparation for viewing.
Viewing and payment of final invoice.
Supply
Supply of Materials (Residential) - Fabrics, wallpapers, furniture, accessories, floor coverings etc. supplied at competitive prices. A detailed quotation is supplied for the clients approval prior to the placement of any purchase orders.
Supply of Materials (Commercial) - We charge a negotiated handling commission based on a percentage of the total cost price of the supply contract. We reserve the right to decide the commercial status of any potential project and proof of status will be required.
Disbursements - Standard postage, telephone, travel and parking are included. Overseas phone calls, faxes,
Photocopies and special courier are charged at cost.
Payment. A deposit of 75% (100% in the case of fabrics, trimmings,
wall coverings and bespoke furniture items) against detailed quotation for materials is required to facilitate ordering. Remainder payable upon terms set out in an agreement letter.
VAT - All fees and charges are subject to VAT at the current rate.
