Buying Off Plan

Smart investors are getting to know about the new developments at the very early stages and choose the best possible prices and properties. As a general rule the price increases during the period of construction by at least 10% after the construction commences and the foundations are laid.

As many off-plan developments last for a period of 12-24 months, the investor with a little financial outlay secures the price and in most cases enjoys a healthy capital growth if they choose the right development.

BUYING A PROPERTY IN BUDAPEST

The properties we offer come from the property owners in Budapest and the price quoted is the same price as they are selling at.  We do not add to the seller’s price any commission fees or any other additional costs.  The seller pays our commission and we do not charge the buyer. 

 

Our database is updated weekly so the properties you see are real time properties for sale.

If you wish we can introduce you to an Investment Specialist who will discuss with you your exact requirements and locate the right property for you, at a price below the market value.  For this service you will be charged 5% on top of the cost of the property.  If you wish to use this service, please let us know as soon as possible and we will arrange for them to contact you before you go to Budapest. 

You should aim to spend at least 3 days in Budapest, the first and perhaps the second day to view properties. Once you have found the property that you wish to buy, we will make the seller an offer on your behalf. If the price is agreed we will accompany you to see a solicitor together with the seller. The solicitor will draw up a pre-contract and you will be required to pay a deposit, (usually 10% of the purchase price).

You will need to open a Hungarian bank account and this can be done using just your passport. If you are registering for a company, you will need to deposit of 3,000,000 Forint (£7,500.00) but if you are buying as an individual you will need to deposit enough funds to cover the 10% of the purchase price, or 1000 euros, if the 10% figure is less . A visit to a notary to have your signature verified is necessary, we will make the appointment.

You can either return to Budapest to sign the final contract or you can nominate a representative to do this for you. The balance of the money must then be transferred to the seller’s bank account and the deeds to the property is registered and transferred to your name. You can then take possession of the property.

We will arrange for our representative to meet you in Budapest and he/she will show you properties to suit your requirements.  We can help with arranging flights and your accommodation, and will be available for any questions throughout your stay.
